Launched in 2014, our first private equity real estate fund, Black Tulip Fund L.P. (the “Fund”) was designed to acquire, finance, manage, appreciate, and resale a diversified portfolio of real estate assets in New York City and Miami/South Florida. The Fund transacted with the backing of private and institutional investors from France and Western Europe, and was distributed by our financial advisor partners in more than 60 countries, including France, Russia, and Brazil. As of January 1st, 2017, the Fund owned a diversified portfolio of 7 properties located in New York, NY and South Florida (Miami and Homestead). The Fund sold 3 assets located in Miami, FL and realized a total return of 30% in less than 20 months.

 

After a peak/housing bubble in 2006-2007, the S&P/Case Shiller Home Price Index reported the largest price drop in the U.S. Housing market history due to the subprime mortgage crisis (2007-2008) until its new lows and rebound in 2012-2013. Today, this market shows recovery and growth (price increase, scarcity/ small inventory, high demand, new constructions, new credit requirements,…), and combines three fundamental criteria for any real estate investments:

 

  • Market: Post-Crisis market and recovery/growth since 36 consecutive months.

  • Strategic locations: New York City and Miami, two majors U.S. areas where the local and international demand exceeds the inventory.

  • Tax advantages: the U.S. Tax code provides safe haven provisions since 1986.

Our vision is to achieve attractive returns, steady income distributions, and long-term capital appreciation through a diversified portfolio:
